126-126A Church Lane – contains 10,135 sq. ft. of land, more or less and is improved by a brick and block building containing 3,540 sq. ft., more or less and divided into 2 contractor style office-warehouse units.
130 Church Lane – contains 10,125 sq. ft. of land, more or less, and is unimproved. The property will be sold subject to a license agreement for encroachment.

The real properties will be sold subject to conditions, restrictions and agreements of record affecting same, if any. The properties will be sold “AS IS”.
Manner of Sale: The properties will be offered individually and the bids reserved or accepted. Then the two properties will be offered together with a 5% increase of the individual bids, and accepted or rejected at that time.
TERMS OF SALE:
A deposit of $15,000 for EACH property will be required from the purchaser(s) at the time and place of sale. The balance of the purchase price(s) to be paid in cash at settlement, which shall occur on or before October 31, 2013, time being of the essence. Otherwise, the deposit(s) herewith required shall be forfeited and the property (ies) resold at the risk and cost of the defaulting purchaser(s), including attorney fees, deficiency in purchase price(s) and all costs of resale. Interest to be paid on the unpaid purchase price(s) at10% per annum from date of sale to date of settlement(s). Costs of conveyancing, recording, transfer taxes, documentary stamps, and all other costs incident to settlement shall be borne by the purchaser(s). Taxes and all other public or governmental charges and/or assessments against the premises, which are or may be payable on an annual basis, are to be adjusted and apportioned as of the date of sale, and are to be assumed and paid thereafter by the purchaser (s).
